Nws and Images Tampines Trilliant is one of the executive condos
that we’ve been anticipating. Why? It’s the gem of the east - it’s in a
mature estate. This means plenty of established amenities such as malls
and what have you. Tampines is probably the only estate with so many
malls within short walking distance of each other! Anyway, hop in to see
what this EC has in store!

Well, you all know the merits of living in a mature estate like Tampines, right? It’s relatively near the two Tampines MRT stations (500m) and the three malls in its vicinity. Lots of amenities and schools all around - Poi Ching School, St. Hilda's Secondary, Temasek Polytechnic and Tampines JC, just to name a few.
There’s also plenty to do for recreational enthusiasts—you have a bike park just across the road, the stadium and swimming complex a short walk away. Plus, Tampines will be transformed into a lifestyle hub in the near future.
Long time ago, living in Tampines was akin to living in JB - so far away! Look at it now! It's a mature estate coveted by many Singaporeans. New BTOs there already cost more than BTOs in equally 'remote' places like Punggol or Sengkang.
A little history: sometime last April, Sim Lian put in the winning bid of $278.8m for this site. A quick calculation puts the breakeven price at $600 psf or so. Arc at Tampines, the other Tampines EC that’s been launched a couple of months back, saw an average price of around $734 psf from the months of Nov last year to January this year. Judging from that, the selling price is quite likely to be in the region of $750psf. A little pricey, but hey, it’s in Tampines!
By the way, seeing as Arc at Tampines was twice oversubscribed when they launched, we think this one will, too. Expect snaking queues outside the showflat, folks!

If you think this EC is outside of your budget, do note that there's another EC coming up in Punggol too - Twin Waterfalls. It's very very close to Punggol MRT. We'll be covering that EC next week.
